How We Work With You

One of the most daunting aspects of any major renovation project is knowing where, when, and how to start your build without overlooking crucial elements. We realize that every project is different and every client has a different set of needs. That's why we've put together these eight easy steps to building success to ensure a smooth project for you.

  • Step 1: First Initial Contact

    We understand your time is valuable, so we will promptly phone you to book a no-obligation meeting. We will complete some preliminary questions that help get us on the same page with the vision you have for your project and give us a background of your project ideas. This ensures our first meeting runs smoothly and efficiently and covers everything. 

  • Step 2: Site Meeting

    We will meet at the property to further discuss your project and the complete our questionnaire in more detail. We ask additional questions about your needs and requirements for the entire project. Now, we look more extensively at the brief and the scope of work required.


    You are more than welcome to bring along any ideas, plans, section information, and any other available information that you would like to discuss. If you don't have any concept plans, don't worry; we will be more than happy to discuss how we can help with our Pre-Construction Services.


    If you already have concept plans drawn up, then please skip straight to step 5. 


  • Step 3: Meet and Work with the architect through the Design and Consent

    After the site meeting, we will have a better understanding of your requirements and visions, so we will be able to meet with the architect of your choice to discuss these requirements and ideas. Your chosen architect will design an initial concept plan that fits your requirements. 


    This enables a better visualization of what your dream home will look like based on your ideas so far. We always work with the architect, whether our recommended architect or an architect of your choosing, throughout the design and contract process, so all of us, client, architect, and builder, share a mutual understanding of the project. 


  • Step 4: Estimate of Costs Required:

    If you're like most people, you'll want to know that the design you pick will be well within your budget. Through an in-depth cost estimation, we ensure it happens. It gives you a better idea of what your investment amount will be for your project. Along with cost estimates, we start a timeline plan that assists with working out the total costs of the project. Once you have given the final plans your approval we will then get started on your price quotation.

  • Step 5: Price Quotation

    Now your plans are in permitting, it's time to put together your detailed final quote. This outlines what your investment is going to be before your project commences. Once you're happy with the design, timeline, and the  price quote is agreed upon, we start signing off all the relevant paperwork and hand over your action plan to you so you can stay up to date on the project. 


    Of course, suppose your build has any unexpected variations that occur and may impact your budget, or you make a change in your requirements. In that case, we will promptly update any quotes and timelines where necessary and allow you enough time to decide. 


  • Step 6: Sign Contract & Agree to Start Date

    Once you are happy with the design and all your requirements have been met, we go through your paperwork to ensure everything is taken care of, including the signing of the contract. We will agree on our start date and prepare for construction to commence. 

  • Step 7: Start Construction

    We offer weekly meetings with the Project Manager and/or Site Supervisor to update you throughout the project thoroughly. You will also receive check-in calls to ensure everything runs as expected. These meetings are a great way to understand and see the changes and watch as your project takes shape.

  • Step 8: Project Delivery

    You've made the final payment, the construction is complete, the property is thoroughly cleaned, and the keys have been handed over. Although the project has been completed, we will keep in touch and call you further down the line to see if there are any minor issues that we can fix.

Our Pre-Construction Phase is best suited for clients who are in need of the development of a floor plan and MEP narratives. (sometimes we include an exterior elevation as needed). This process greatly helps get things started without a large financial commitment. Pre-Construction Phase accounts for about 10-15% of the Architectural process and it provides enough information for us to prepare a Construction Contract. After we have the Construction Contract, we will then move forward with finalizing the project drawings, then submit for permits, build the project, and get you your certificate of occupancy.

Our Standard Construction Contract process is best suited for clients who already have drawings for their project and are ready to move forward with Chip Builders Inc. for their project. We will take the drawings, estimate the project cost, and then move into a construction contract. We will then submit for permits, build the project, and get you your certificate of occupancy.
